A luxury villa in Punta Mita or Conchas Chinas charges thousands of dollars a night and, often, only exists on Airbnb and VRBO, paying commission on every guest who already knew it. A website of its own is how the returning guest, the referred guest and the one searching on Google book direct — and how the villa looks like what it costs.

We have spent years photographing villas and beach houses in Punta Mita, Litibú, Sayulita, Conchas Chinas and southern Puerto Vallarta for owners, managers and developers — it is a central part of our architectural photography and vacation rental photography work. Commission-free direct bookings

We integrate a calendar synced with Airbnb, VRBO and Booking (iCal or channel manager) and a booking engine with card deposit, so the villa sells from its own site without blocking dates twice. We set up the Google Business listing for the villa or the manager and track every request. The guest who returns for a second stay no longer pays commission to anyone.

Photography at the level of the rate

A luxury villa cannot be photographed with a phone or the neighbour’s drone. We produce professional architectural photography, dusk shots, aerial drone photography of the grounds and the beach and, when it fits, short video for social media. The site is designed on that material, with every image where it sells.

Sites for one villa and sites for vacation rental managers

When it is a single villa, the site is a story: who designed it, what each space is like, what a day there looks like, what the staff includes and how to book. One well-built long page, or four or five pages, with its own name and domain, ranked for searches like “luxury villa in Punta Mita” or “beach house for rent in Sayulita”.

When you manage several properties, the site is a catalog with search by area, dates, bedrooms and budget, one page per villa with its gallery, calendar and rate, pages per area — Punta Mita, Conchas Chinas, Nuevo Vallarta, Sayulita — and a clear section on who you are and how you manage. And if you also offer management to owners, a landing page to attract new villas, which is usually the manager’s most profitable business.

Weddings, retreats and groups in villas

Many villas around the bay are rented for weddings, yoga retreats and corporate groups, and almost none say so on their site. We build event sections with capacities, bedroom layouts, a gallery of real events, vendors and rules, ranked for “wedding villa in Puerto Vallarta” and “retreat venue in Riviera Nayarit”. How we quote a villa or manager site

A single-villa site does not cost the same as a thirty-property catalog with search and channel manager. We quote to measure after a 20-minute call, at a fixed price and in writing.

  • The budget is set by the number of properties, languages, calendar and booking integration, and whether the photography and drone still have to be produced.
  • Photography does have published prices: villa and architecture from $10,000, vacation rentals from $5,500 per session.

Frequently asked questions about villa and vacation rental websites

Is a website worth it if my villa is already on Airbnb and VRBO?

Yes, especially for high-rate villas. Your own site captures the returning guest, the referred guest and the one searching on Google, commission-free, and lets you show the villa as no platform allows: video, drone, the area, the staff. Airbnb and VRBO are kept as a showcase and the calendar is synced so dates are never double-booked.

How does the calendar sync with Airbnb and VRBO?

With iCal in the simplest case, or with the channel manager you already use (Guesty, Hostaway, Lodgify, Smoobu and others). A booking on any platform blocks the date on the others and on your site.

Can I take card deposits from the site?

Yes. We integrate deposit payment by card or bank transfer depending on volume and the booking platform we choose, with automatic confirmation and an email to the guest.

How much does a villa website cost?

It depends on whether it is one villa or a catalog, on the languages and the integrations. We quote in writing after a short call. Villa photography does have published prices in the 2026 price list.

Do you build sites for managers with many properties?

Yes. A catalog with search by area, dates and bedrooms, one page per villa, pages per area and a landing page to attract new owners. It is one of the projects we do most around the bay.

Is the site in English?

Yes, in Spanish and English with separate URLs, written copy and hreflang markup. For luxury villas around the bay most bookings are decided in English from the United States and Canada.

How long does it take?
